City of Chicago – Technology Graduation Facility

Planning Study
This study was to determine the type of facility to build adjacent to the IMD to meet the needs of later stage companies. These companies might be graduates of the Chicago Technology Park incubator or come from other areas of the country, have been in business for 3-5 years, and have space needs beyond the capability of an incubator.

| The building costs varied greatly and were dependent on the technology. This study looked at the costs associated with both an Information Technology-focused facility and a Life Sciences-only building. |

This 50,000 sq. ft. facility is comprised of 30,000 sq. ft. of rentable space, plus common use space and building support/ circulation space. The rentable space is separated into biotechnology, general technology, and office spaces. The common use spaces were planned to provide necessary support and to give the tenants a place to interact.

The urban location of the building site required an historic approach to the architecture, but the building usages required a modern technology solution. The incubator has become the catalyst for future development of this medical/technical district.

| circulation and building support space. The design was based around a center core with common usable space and support services. The two wings are designed to serve the specific needs of clients, with one wing devoted to IT companies, and the other to biotech/emerging technologies. Both wings are designed to be flexible and provide for varied uses while also meeting all regulatory requirements. |
